Richard steps down the stairs, twin blades idly spinning as he speaks in a mild tone "Put down the blades, and you'll live to dazzle westerosi again maybe. Surrender now, or face me."

Sebastian helped Nyles to his feet, and wiped his visor for him. Downstairs, Ser Donnel Redwell returned and silently picked up a bow and quiver from one of the dead men.
Kubark laughed at Richard. "But of course we fight! Kubark promised Crownguards are best killers in ugly city. Also nice bonus, but ehh..." The sellsword shrugged. "Good killers never go hungry."

Sebastian was already moving upstairs, beckoning Nyles and Harlan to follow. Clearly, he had faith in the talents of his friend and the goldcloak.

The trio finds five doors upstairs, two on the left and right hand, the last towards the back. Sebastian kicks this door in. A small flock of ravens fly past the knight into the main chamber, soaring about before landing on top of posts and tables. The knight calls out, "Looks like an amateur rookery of some kind. Cages everywhere. No sign of our blue eyed friend."
Kubark waits for Richard to reach the second floor before beginning the duel. Then he strides forward with confidence and precision unseen in Richard's earlier foes. Richard strikes air for his first three blows before whacks his armor harmlessly with his sword.

Nyles looks about for letters but then closes the door. "We can track the Ravens to their masters," he said. "Keep them in the room." He goes to another door and opens it up. He'll go with the second on the right.

(Passed) Nyles sees no letters, but the next room yields a familiar sight. What might have once been a luxurious bedroom is now used for storage. The squire recognizes the crates of leather armor he saw in Hearty Herb's place, as well as half knitted suits of chainmail and racks of weapons.
Sebastian opens the door Nyles passed and declares, "The roof has caved in here."
Downstairs, the duel lasts longer than expected. The foreigner manages several clanging strikes against Richard's armor, which appears to be his greatest advantage. Kubark may lack the raw skill of any of the Kingsguard, but he might just be as quick as any of them.

Harlan felt a little weird leaving half their party behind, but perhaps time was too essential here to waste. He trusted Sebastian's judgement and followed him and Nyles upstairs, briefly pressing a hand to his stomach to check the extent of his injuries. It didn't look like anything was falling out so he was good to go.
He raised his shield as Nyles opened the final door, ready for whatever was inside.

(Rookery + Armory + Collapsed Room = Three out of five rooms.)
They find the not at all final room containing mostly empty beds. The last bed contain the shivering body of the man Nyles struck across the head in the tannery. His skull is bandaged over, suggesting the squire's blow did more damage than expected. He tilts his head to stare dully at the three men.
On the left hand side is another door connecting to what is probably the last room accessible from the hall room.
Downstairs, after what feels like an eternity of swords clanging, the foreigner manages a painful stab past the shoulder plate of Richard's left shoulder. To his credit, the knight does not scream and instead uses the opportunity to slash Kubark's belly with Dark Sister. The foreigner growls and backs off, touching his belly with a hand.
(Heavy Wound to both men.)

Nyles holds back a grim smile at the damage he wrought. "Wait here a second," he said, struck by inspiration. He heads back into the hallway and jams his dagger into the space between the door and its hinges to stop it from being used as an escape. "We got one last room ser," he tells Sebastian. "One wounded enemy and a door. We ready?"

Richard hissed at the pain, but kept up the attack. Trading blows like this favored him, in his plate, but still, it was on a knife's edge. He had to push himself to find a advantage.
